Lionsgate Condos in Bethesda

Lionsgate is a luxury condo building in downtown Bethesda with all the bells and whistles that you expect from a truly luxury building!  The roof deck offers great views and spectacular sunsets.  The front desk is always attentive and friendly.  The exercise room is fully equipped and the finishings in the units are exactly what you would choose if you had the task of building out a luxury condo!

While the kitchens are gorgeous and have great appliance packages, you may never use the kitchen except for your first cup of coffee in the morning because there are so many restaurants right outside your door – and the metro is just two blocks away!  No wonder it has a 100 walkability score!

From its address at 7710 Woodmont Avenue, Bethesda you have a very short walk to the Bethesda Metro or the NIH metro.  You will love the boutiques and shops around you like Random Harvest and the Blue Bell salon and spa.

The Lionsgate condos’ amenities include a gym, roof top terrace with grilling, library, clubroom and a fabulous staff: 24 hour concierge, valet parking, and doorman. Just outside the front doors awaits Bethesda’s vibrant urban community; restaurants, shopping, metro, theater and Marriott’s new HQ.

The condos have high end finishings in the kitchens such as Viking ranges and granite counters.  Juliet balconies bring in sunshine and give you great views of downtown Bethesda. The condos come with parking and storage. Depending on the size and layout of the unit, the washers and dryers are either stacked or side by side.

Pets are allowed at Lionsgate condos subject to a size restriction.  With all of Bethesda right outside your front door, you will love having a pet with you.  Go to Silver for brunch or take a walk on the Capital Crescent Trail.  If you want to go a bit further afield you might try the dog park at Cabin John Park or possibly Bark Social at Pike and Rose.

The Lionsgate condos are a great option for empty nesters downsizing from the big suburban home or as a pied a terre for people who like to spend part of the year somewhere else!  The community is not limited to downsized Montgomery County residents though because a family with young children would love the short walk to the Bethesda Elementary School.  you can walk to Mon Ami Gabi from here or enjoy a casual meal at Sweetgreen with a cupcake from Georgetown Cupcake on Bethesda Avenue. I am always about food!  Please don’t miss my favorite breakfast places, Paul’s Bakery, Tatte, The Original Pancake House and the Tastee Diner. Of course, Tastee Diner is also great for those late night snacks that you used to grab in high school!  The nearest grocery stores are the Safeway at Arlington Road, and the Giant on Arlington Road, the Harris Teeter on Battery and Wisconsin, Trader Joe’s at Bradley and Wisconsin and a large Trader Joe’s north of Old Georgetown Road on Wisconsin.

There are lots of small stores in this part of Bethesda such as Blue Mercury and Urban Country.  If you long for the big upscale stores, they are only a short distance away at Friendship Heights.  Saks Fifth Avenue and Bloomingdale’s are only a mile away.

If you want to work out at the gym, you can choose from Equinox on Elm, Bethesda Sport and Health, or Corepower on Wisconsin Avenue.   If a fitness workout is not your idea of fun, perhaps you would rather play golf!  There are a multitude of private golf courses and tennis clubs just a few miles away including Kenwood Country Club, Chevy Chase Club, Columbia, Congressional, Woodmont and Manor Country Club.   The Montgomery County Aquatic Center is about five miles away in North Bethesda if you would rather swim!  Ice skating and ice hockey is easy at the Cabin John Ice Rink off Westlake Drive.

Woodmont Triangle is filled with ethnic restaurants and boutiques so you really do have everything you need! But, if you need parking, they have that too. The garage makes sure that your car (or bike) is always safe and dry.

There are approximately 160 units at Lionsgate ranging in size from a penthouse unit with over 4000 square feet to less than 700 square feet.  Starting on the third floor up to the twelfth floor  there are units rangin from 2000-3000 square feet.  In case you are someone who likes to have an uninterrupted view, Lionsgate has a condo for you on the twelfth floor but if you don’t like to be on a high floor, you can still have a large unit that you could exit in an emergency without using an elevator.

On the lower levels (1-4) there are some smaller units such as the 01 tier with 795 square feet of space.  These were MPDU units originally offered to specific categories of buyers. In 2021, unit 201 was offered for sale any first time home buyers. The MLS listing said that prospective purchasers understand that they will be bound by all rules of the MPDU purchase program after taking ownership including, but not limited to, the thirty (30) year resale price control period, and the shared profit requirement. The purchaser must sign an MPDU Purchaser’s Agreement and agree to abide by the program rules. The purchaser must also be a first-time homebuyer. In addition, the purchaser must meet with a staff person in the MPDU Office before the contract for purchase for your home is ratified.

Children who live at the Lionsgate in downtown Bethesda attend Bethesda Elementary (home to a great Sunday morning farmers’ market), Westland Middle School and Bethesda Chevy Chase High School. BCC’s International Baccalaureate program is a great draw to that high school.

There are approximately 2,000 students enrolled at B-CC from more than 55 countries.  Approximately 75 percent of students go on to attend a four-year college; 20 percent attend a two-year college.  BCC High School recently completed a 94000 square foot addition for new classroom space. The new addition includes two wings that connect the existing building to enhance circulation. The design featured collaborative learning areas adjacent to classrooms and found spaces near vertical circulation for gathering, performances, and learning. A naturally lit stairway was incorporated in the new addition as well as a large dance room. The stadium and sports fields were completed in March 2019.

B-CC has been participating in the International Baccalaureate Program since 1996. The program provides students a liberal arts, interdisciplinary education leading to a diploma recognized throughout the world. Instead of pursuing a full IB diploma, students at B-CC may choose to take one or more IB courses (except Theory of Knowledge) and obtain a certificate for the successful completion of the requirements for each course (more on B-CC’s IB program).

Like other condo buildings, the condo fee at Lionsgate varies according to the size of the condo.  For example, the 795 square foot condo has a fee of $358 in late 2021-early 2022.  The 1668 square foot condo has a fee of $1257.  The 1892 square foot condo has a monthly fee of $1440 and the 2042 square foot condo has a fee of $1554.

Major employers in Bethesda include Marriott, the Walter Reed Medical Center, The Howard Hughes Institute, The National Institutes of Health, Capital One Bank, Lockheed Martin, and the Cystic Fibrosis Foundation. The condos at the Edgemoor at Arlington are not only close to the Red Line Metro in downtown Bethesda and the new purple line but also the Beltway and I-270, so that you can always get around the metro area from here.

The Lionsgate condo community is a medium sized building in comparison to other luxury buildings in Bethesda.  For example, the Cheval, the Hampden and the Edgemoor at Arlington. are smaller.  Others like the Somerset complex are larger.  If you are looking for a luxury building in Bethesda you might consider Somerset, the  Adagio, the Darcy, or newer buildings like the Lauren, Stonehall, The Ritz Carleton in Chevy Chase,  Quarry Springs or the Hampden or the Cheval nearby.

In the last six months (late 2021-early 2022) there have been four closed sales and one pending

sale, ranging from $260,889 for a 795 square foot one bedroom one bath unit to $1,420,000 for a 1892 square foot two bedroom plus den, two and a half bath unit. The MLS described that condo as a luxurious 2 bedroom, 2 1/2 bath with den unit and custom built-ins throughout. There is no wasted space the floorplan features a wonderful kitchen with center island open to the living room with its wall of custom built-ins plus dining space and den. The primary bedroom offers an expansive marble master bath with double vanity with two sinks, whirlpool tub and oversized separate shower. The second bedroom is large and has its own ensuite full bath. Two garage spaces and a storage unit also convey.

A 2042 square foot unit with two bedrooms plus den and two and a half baths sold for $1,420,000.

Another unit sold for $1,201,000 with 1665 square feet and two bedrooms and two baths.

There are a number of sites on the internet that will give you ‘estimates’ for what your home will sell for. These sites use public records and usually some kind of algorithm to try to produce a value for your home. These sites also publicly state their ‘error rates’. That means they aren’t correct, they are simply an estimate based on incomplete date.
